Context

Renovation performed with active occupancy. Priority was stability: controlled access, dust/noise mitigation, and predictable daily conditions.

Scope
  • Zone planning and temporary protections (barriers, negative air where required).
  • Phased demo/rough-in/finish by area to preserve function.
  • Progressive punch and staged handoffs to reduce disruption.
Constraints
  • Occupant schedule, access windows, and safety segregation.
  • Dust, odor, and noise control as a first-order requirement.
  • Temporary services/continuity planning (power, lighting, egress).
Duration

Phased by zones with clear release criteria per zone (prep → rough-in verified → substrate accepted → finishes).

Mid-build changes
  • Phasing revision due to occupancy needs — sequence updated to preserve critical areas.
  • Hidden condition in substrate/walls — scope documented, remediation added, and timing adjusted.
Final outcome

Work completed without uncontrolled disruption; areas returned to service progressively with documented closeout per zone.
