The objective is stability: fewer surprises, fewer re-visits, clean decisions, and clean handoffs. When something changes, the change is documented before execution.
1. Pre-construction
Define reality first.
- Scope boundaries written.
- Constraints named (occupancy, access, hours, protection).
- Decision chain established.
- Long-leads and risk items flagged early.
2. Sequencing
Sequence before demolition.
- Dependencies mapped.
- Critical path protected.
- Handoffs planned.
- Closeout tasks scheduled.
3. Coordination
Trade control is the job.
- Trades coordinated to the sequence.
- Protection, staging, access rules enforced.
- RFIs raised early and resolved in writing.
- Quality checked at handoff points.
4. Documentation
Written beats remembered.
- Daily notes on conditions and blockers.
- Photo records at milestones and concealed work.
- Changes documented before execution.
- Turnover documents assembled as the job progresses.
