Context

Private residence. Work executed under finish-sensitive conditions with strict protection, daily resets, and a single decision chain to prevent drift.

Scope
  • Selective demolition and prep under protection controls.
  • MEP rough-ins and coordination with finish packages.
  • Finish install sequencing and staged closeout (punch, calibrations, owner turnover).
Constraints
  • Occupied or partially occupied environment; noise/dust controls enforced.
  • Finish protection, access/staging limitations, and delivery windows.
  • Decision latency risk (client selections / long-leads) managed through written holds.
Duration

Run as a scheduled sequence with defined dependency gates (rough-in verification → substrate readiness → finish release). Any variance is logged to access, long-lead items, or scope change.

Mid-build changes
  • Finish package revision — scope captured, cost/schedule impact documented before execution.
  • Hidden condition discovery — stop-work on affected area, revised approach issued, then work resumed.
Final outcome

Clean turnover with documented completion status, deficiency list closure, and a final condition consistent with agreed acceptance criteria.
